Our Story

Built on a Simple Idea: Do the Job Right

FM Cleaning Services was founded in 1983 by Fritz Winterhalter with a clear goal: become the area's foremost one-stop floor care company for both residential and commercial clients. That vision — one reliable company for every floor surface — has guided FM Cleaning for over four decades.

In June 2017, Fritz retired and passed the company to Lee Zimmerman — a long-time business associate and friend who shares the same commitment to quality that built FM's reputation in the first place.

FM Cleaning serves most of Allegheny, Westmoreland, Armstrong, Indiana, Jefferson, Cambria, and Clearfield counties. It is the kind of company people call again — and refer to their neighbors, their property managers, and their facilities contacts.

Lee Zimmerman

Owner

Lee brings 47+ years of experience in the cleaning and restoration industry. He served as President of the IICRC — the Institute of Inspection, Cleaning and Restoration Certification — and helped design the industry curriculum and standards that are recognized by government agencies today.

Before taking over FM Cleaning, Lee owned Keystone Carpet and Furniture Cleaning out of Greensburg from 1979 to 2009. He ran the company under the same quality principles that Fritz Winterhalter built FM on.

Fritz founded FM Cleaning Services in 1983 with the aim of building a one-stop floor care company that served both homeowners and commercial clients with the same professional standard.

After more than 30 years, Fritz handed the company to Lee Zimmerman — a decision built on trust and shared values. The foundation Fritz built remains the operating standard today.

Do I have to be home when the cleaning is done?

Not at all. Many clients are not home when we clean. FM Cleaning is fully insured and bonded, and our crews are vetted professionals. You don't need to be present.

How often should I have my property cleaned?

It depends on your square footage, foot traffic, and use. Carpet manufacturers typically recommend professional cleaning every 18 months at minimum. Commercial facilities with higher traffic usually need cleaning more frequently. We can recommend a schedule when we evaluate your property.

Will you remove all of my stains?

It depends on the stain. A spot is foreign material on or around the carpet fiber — usually removable with professional methods. A stain has penetrated the fiber itself and changed or damaged it. Some stains may be difficult or impossible to remove. We'll tell you honestly what to expect before we start.

What cleaning products do you use?

Our trucks are stocked with environmentally friendly cleaning solutions. Green products protect your family, your pets, your employees, and the environment — and with modern formulations, they perform as well as or better than harsher chemical alternatives.

What do I need to do before the cleaning?

For carpet cleaning: vacuum beforehand, remove small breakables from furniture surfaces, and empty china cabinets or very heavy furniture if you want it moved. Please remove anything irreplaceable to a safe place — we're careful, but we can't replace memories.

How long until the carpet is dry?

Expect your carpet to be dry to the touch in approximately 6–8 hours. Leave any furniture tabs or blocks in place for at least 24 hours. Once fully dry, vacuum the carpet — this removes soil that has wicked to the surface during drying and is the final step in the cleaning process.

What do you need from me on the day of cleaning?

Just a cold water hook-up. Our trucks are fully stocked with equipment and cleaning solutions. We handle the rest.

What if something is damaged on my property?

FM Cleaning is fully licensed, bonded, and insured. If damage occurs, we address it promptly and completely. Our crews are trained to prevent accidents from happening — but you have coverage if one does.

How is pricing determined?
